Living in Satsuma, AL: A Small City With Its Own Schools

Satsuma is easy to miss from the interstate and easy to love once you are in it. A smaller North Mobile County city right next to Saraland along Highway 43, about 15 miles north of downtown Mobile, it keeps a quiet, settled pace with around 6,200 residents. What brings buyers here specifically is something most small cities cannot offer: its own schools.

A small city that runs its own schools

Satsuma voted to form its own city school system in 2011 and opened it in 2012, separating from the county district. Two schools serve the city, Robert E. Lee Elementary for grades K through 6 and Satsuma High School for grades 7 through 12, with about 1,500 students total. Niche gives the district an A minus overall and ranks it number 39 among all Alabama districts for 2026. Occupancy in the city stays high in large part because people move in for those schools.

The Satsuma market moves fast

Satsuma is the fastest moving market in North Mobile County right now. Over the three months ending April 2026, homes sold for a median price of $239,000 at $140 per square foot, and the average sale happened in about 28 days, roughly two weeks faster than Saraland. Smaller inventory plus school driven demand keeps well priced homes from sitting.

What it feels like to live here

Satsuma feels like a genuinely small city, the kind where school board members show up at ballgames and neighbors know each other by name. Daily errands are covered next door in Saraland, with Saraland Crossings and its Publix just minutes down Highway 43, while Satsuma itself stays mostly residential and low key. The commute to downtown Mobile runs about 20 to 25 minutes via Highway 43 and I-65.

Established subdivisions like Gilbert Creek Estates and Vaughns Palisades anchor the housing stock, mostly brick homes on settled streets with mature trees. Inventory is smaller than in Saraland and homes move fast, so buyers who find the right fit need to be ready. New construction is steady but modest, mostly infill and small phases rather than large developments, which keeps the character of the city consistent street to street.
